Handing over the FEIN and the FiAE, the ten calendar days that must pass before signing, and the prior notarial act stop being something you count in your head: they're milestones on the file, with a warning before they fall due and the signing date worked out from them.

A checklist for every file

Every deal opens its own list of everything needed before signing, ticked off step by step. What's missing shows at a glance, without opening five folders.

The formal valuation, under way and under control

The indicative estimate from the start was useful for knowing early whether the deal stacked up. The one that counts for the lender is different: it’s signed off by an approved valuation company. Resuelve keeps track of it: it knows what stage it’s at, stores the report in the file and warns you when it arrives or when it’s about to expire.

An up-to-date nota simple before signing

If the nota simple already in the file has gone stale, an updated one is requested to confirm who the owner is and what charges sit on the property, an existing mortgage that still needs cancelling, for example. That information is in the Land Registry, not the Catastro, and it’s what nobody wants to discover on signing day.

Purchase costs and taxes, worked out

A calculator for each autonomous region covering ITP (transfer tax) on resale homes and VAT plus AJD (stamp duty) on new build, plus notary, land registry and gestoría fees. It's an indicative guide so the client knows how much they need, not tax advice.

The folder the notary asks for

The deal's documentation, organised and complete, ready to send to the notary without gathering it again email by email.

The prior notarial act, already scheduled

The visit to the notary for the advisory act, at no cost to the client, goes into the calendar as soon as the FEIN date is known, with a reminder for the buyer.

Signing, booked and flagged

Day, time and notary recorded on the file, with a reminder to everyone involved and a final check that nothing is left outstanding.

After signing, the relationship carries on

The file stays open for rate reviews, a future switch of lender or better terms down the line. Today's client becomes an opportunity in Captia again tomorrow.
